Spacewell and VergeSense Partner to Turn Workplace Data into Forward-Looking Space Plans

We’re excited to announce a partnership with VergeSense, a workplace intelligence company that helps enterprises understand how spaces are used and plan more effectively for future needs. Together, we are connecting Spacewell’s operational view of the portfolio with VergeSense’s predictive planning capabilities, giving real estate, workplace and finance teams a faster, more defensible path from workplace data to better-informed decisions.

The partnership charts a shared direction of travel: a future where the workplace data already live in Spacewell flows into VergeSense Predictive Planning, so any office can be planned continuously on its own evidence, in the systems teams already run. Both halves of that picture exist in the market today. The connection between them is what’s new.

The problem this solves

Enterprises have never generated more data about how their workplace is used, yet space decisions are still made much the way they always were: on headcount projections, desk ratios, and a view formed before anyone tests it. A lease comes up for renewal in nine months. Two floors look underused, but nobody can say by how much, or which teams would feel it if they went. The same pattern plays out on consolidations, refits, and every hybrid policy revision.

The evidence that would settle those questions already exists. Floor plans and space allocations, room bookings, badge data, sensor data, WiFi, video conferencing, service requests, employee experience signals. Almost none of it reaches the decision, because it sits in separate tools, each built to record what happened rather than to forecast what is needed next.

So the default is to outsource the question. A workplace study runs three to six months and costs anywhere from $250K to $1.5M or more, and it arrives already out of date because conditions changed while the study ran. Much of that spend goes toward reconstructing data the customer already generates every day, in systems the customer already pays for.

VergeSense Predictive Planning is powered by a proprietary Large Spatial Model that forecasts how people will use a space across thousands of plausible workdays, surfacing capacity, the effect of a hybrid policy change, and the right mix of space types before anyone moves.
  • Test the offices you’re considering, not just the ones you run. The behavioral profile of a current portfolio can test a candidate space before a lease is signed, showing how that floor plate would land for your people instead of relying on a generic fit.
  • Make defensible decisions, faster. Hours rather than months to a plan with savings, payback, and ROI attached, grounded in operational context on the Spacewell side and observed behavior on the VergeSense side, so teams can answer both “how is this space really working?” and “what will it need next?”
