Antwerp, May 15, 2019 – Building technology and consulting firm Spacewell released a new service app, Work Assistant for cleaning, which is a mobile touchpoint of its Cobundu smart building platform. Work Assistant supports service providers to deliver activity-based services, based on live IoT-data. Work orders can be created in a variety of ways, for example, through sensor triggers, user feedback, help desk tickets, and service scheduling.
Smart services in a smart building
The app is very intuitive and provides clear instructions on floor plans to cleaning or service teams. But what makes it truly unique is the combination of floor plans with live occupancy data, sensor triggers, and real-time data analytics. The analytics are provided by the Cobundu smart building platform. Due to the app’s IoT connection, it becomes possible to deliver services in a more dynamic way, based on actual space occupancy and activity data from user devices.
Paper-based work instructions are a thing of the past
Built with simplicity in mind, the service app enables service operatives such as cleaners or technicians to:
- See intuitive, pictogram-based work orders highlighted on floor plans; the app clearly indicates which tasks to perform and where, automatically sorted based on priority
- Work in a standardized and qualitative way
- Complete and skip tasks, providing a skip reason
- Easily track time spent on a task or in a room
- Report ad-hoc issues for the FM team to resolve
Spacewell’s Work Assistant for cleaningapp offers clear benefits whether or not it receives data from the IoT. However, it realizes its full potential when smart building technology measures which parts of the building are in (frequent) use and which are less important for end-user satisfaction. Cleaning operatives can then target their efforts where it matters most.

State-of-the-art hospital selects Spacewell for service and workspace management
Antwerp – 14 May 2019. Spacewell announced today that AZ Maria Middelares (AZMM) is implementing its combined FM software and Smart Building offering to streamline and innovate space usage and cleaning services in its facilities.
Digital Work Assistant
The modern hospital on the outskirts of Ghent will in a first stage digitize planning and allocation of hospital cleaning tasks, making daily work orders available on digital tablets to a team of 100+ cleaners. At log-in, every cleaner will see an overview of their locations and tasks, which dispatchers prepare using an interactive planning board. Spacewell’s Work Assistant app has been built with simplicity in mind, enabling cleaning teams to see very simple pictogram-based work orders highlighted on floor plans. The app clearly indicates which tasks must be performed and where, automatically sorted based on priority.
Live sensor data to drive activity-based hospital cleaning
In a second step, the hospital will transition to activity-based cleaning, based on live data from IoT sensors (powered by Cobundu™). This will enable AZMM to optimize cleaning frequencies of, for example, toilet areas. As well as to trigger cleaning services driven by actual usage, tracked by door and presence sensors.

Optimizing space efficiency
The hospital will also deploy Spacewell’s Meetings & Reservations solution, that users can conveniently access through a web portal. Furthermore, touchscreens connected to the system enable staff to check availability and book meeting rooms on the spot.
A further step envisaged in terms of space management is to pull occupancy data from the hospital’s existing Building Management System (BMS) into the Spacewell analytics platform.
