Ce d\u00e9m\u00e9nagement, qui consistait \u00e0 regrouper plusieurs petits bureaux en un seul campus centralis\u00e9, s&rsquo;accompagnait de responsabilit\u00e9s importantes, notamment la prise en charge de services mat\u00e9riels tels que le chauffage, la ventilation, la climatisation, l&rsquo;\u00e9lectricit\u00e9 et la plomberie, t\u00e2ches qui \u00e9taient auparavant g\u00e9r\u00e9es par les propri\u00e9taires. <\/p>\n\n\n\n<p>Pour surmonter ces difficult\u00e9s, <strong>Booking.com s&rsquo;est associ\u00e9 \u00e0 Spacewell pour mettre en \u0153uvre un syst\u00e8me int\u00e9gr\u00e9 de gestion des lieux de travail<\/strong> (IWMS). Ce syst\u00e8me a non seulement permis de relever les d\u00e9fis imm\u00e9diats, mais il a \u00e9galement transform\u00e9 la fa\u00e7on dont ils abordaient la gestion des installations, en la transformant en une op\u00e9ration rationalis\u00e9e et ax\u00e9e sur les donn\u00e9es. <\/p>\n\n\n\n<p><\/p>\n\n\n\n<h3 class=\"wp-block-heading\" id=\"h-the-challenge-facilities-management-in-the-new-headquarters\"><strong>Le d\u00e9fi :<\/strong> La <strong>gestion des installations<\/strong> dans le nouveau si\u00e8ge  <\/h3>\n\n\n\n<p>Avant de regrouper ses activit\u00e9s dans un centre d&rsquo;innovation \u00e0 Amsterdam, Booking.com disposait d&rsquo;un r\u00e9seau de petits bureaux r\u00e9partis dans toute la ville. Cependant, l&rsquo;entreprise souhaitait favoriser la collaboration au sein de son personnel et transf\u00e9rer tous ses employ\u00e9s dans un seul et immense b\u00e2timent abritant son si\u00e8ge. Ce changement signifiait que 7 000 employ\u00e9s devaient d\u00e9m\u00e9nager dans un b\u00e2timent comportant 3 000 bureaux. Cette transition a pos\u00e9 de nouveaux d\u00e9fis :     <\/p>\n\n\n\n<ul class=\"wp-block-list\">\n<li><strong>La complexit\u00e9 \u00e0 l&rsquo;\u00e9chelle :<\/strong> La taille et la conception complexe du nouveau si\u00e8ge ont exig\u00e9 une approche plus sophistiqu\u00e9e de la maintenance et de la gestion des installations. La gestion d&rsquo;une multitude de services mat\u00e9riels (CVC, \u00e9lectricit\u00e9, plomberie) pour un b\u00e2timent d&rsquo;une telle superficie n\u00e9cessitait un syst\u00e8me centralis\u00e9 pour une supervision efficace.  <\/li>\n<\/ul>\n\n\n\n<ul class=\"wp-block-list\">\n<li><strong>Utilisation d&rsquo;Excel :<\/strong> Booking.com s&rsquo;appuyait auparavant sur Excel pour g\u00e9rer divers aspects des services de l&rsquo;\u00e9tablissement. Cette approche n\u00e9cessitait beaucoup de travail, \u00e9tait sujette aux erreurs et entravait la communication, cr\u00e9ait des silos de donn\u00e9es et rendait difficile l&rsquo;obtention d&rsquo;une vue d&rsquo;ensemble des op\u00e9rations de l&rsquo;installation.   <\/li>\n<\/ul>\n\n\n\n<ul class=\"wp-block-list\">\n<li><strong>Flux de travail manuels pour la maintenance :<\/strong> Le processus de soumission et de suivi des demandes de maintenance, de communication avec les fournisseurs et de gestion des calendriers de maintenance \u00e9tait largement manuel, ce qui entra\u00eenait inefficacit\u00e9 et retards.  <\/li>\n<\/ul>\n\n\n\n<ul class=\"wp-block-list\">\n<li><strong>Contr\u00f4le et visibilit\u00e9 limit\u00e9s :<\/strong> Sans plateforme centralis\u00e9e, Booking.com ne disposait pas de donn\u00e9es en temps r\u00e9el sur les t\u00e2ches de maintenance, les performances des fournisseurs et l&rsquo;\u00e9tat g\u00e9n\u00e9ral des installations. Cela a limit\u00e9 leur capacit\u00e9 \u00e0 hi\u00e9rarchiser les t\u00e2ches, \u00e0 les mener \u00e0 bien dans les d\u00e9lais impartis et \u00e0 optimiser l&rsquo;affectation des ressources.   <\/li>\n<\/ul>\n\n\n\n<h3 class=\"wp-block-heading\" id=\"h-spacewell-as-a-solution-to-streamline-facility-management\"><strong>Spacewell, une solution pour rationaliser la gestion des installations<\/strong><\/h3>\n\n\n\n<p>Conscient de la n\u00e9cessit\u00e9 d&rsquo;une solution compl\u00e8te, Booking.com s&rsquo;est associ\u00e9 \u00e0 Spacewell pour mettre en \u0153uvre une plateforme IWMS robuste. L&rsquo;IWMS de Spacewell a fourni le centre centralis\u00e9 essentiel \u00e0 la rationalisation de la gestion des installations dans le nouveau si\u00e8ge social.   <\/p>\n\n\n\n<p>Les principales caract\u00e9ristiques qui ont permis de relever les d\u00e9fis de Booking.com sont les suivantes :  <\/p>\n\n\n\n<ul class=\"wp-block-list\">\n<li><strong>Plate-forme unifi\u00e9e :<\/strong> Spacewell sert de plateforme fiable unique pour toutes les donn\u00e9es relatives aux installations. Il s&rsquo;agit notamment d&rsquo;informations sur les actifs, de calendriers d&rsquo;entretien, de demandes de service et de d\u00e9tails sur les fournisseurs.  <\/li>\n\n\n\n<li><strong>Suivi des performances :<\/strong> L&rsquo;IWMS de Spacewell fournit un syst\u00e8me clair de suivi des temps de r\u00e9ponse des fournisseurs et des taux d&rsquo;ach\u00e8vement. Cette approche proactive leur permet de hi\u00e9rarchiser les t\u00e2ches, d&rsquo;allouer efficacement les ressources, d&rsquo;anticiper les probl\u00e8mes potentiels et de maintenir une fonctionnalit\u00e9 optimale du b\u00e2timent. ServiceNow agit comme une interface frontale, tandis que l&rsquo;IWMS fonctionne comme un moteur de gestion back-end.     <\/p>\n\n\n\n<p>Pour garantir une hi\u00e9rarchisation efficace des t\u00e2ches, Booking.com fait appel au syst\u00e8me de cat\u00e9gorisation int\u00e9gr\u00e9 de Spacewell (arbre \u00e0 probl\u00e8mes). Ce syst\u00e8me permet d&rsquo;attribuer des niveaux d&rsquo;urgence aux demandes de maintenance en fonction de leur gravit\u00e9 et de leur impact potentiel.
